The Board of Assessors of the Town of Hudson has completed a revaluation of all taxable property within the Town of Hudson for Fiscal Year 2007 and the new values have been reviewed by the Massachusetts Department of revenue and certified as complying within the Departments' guidelines.
The new values are available for review by all Hudson Taxpayers in the Hudson Assessors Office from November 22, 2007 until December 4, 2007.
All residential values are based on sales within the Town of Hudson in the year 2005 (2004 and 2005 in the case of 3 or more family properties), NOT on sales during the year 2006.
Commercial and Industrial values are based on sales in 2005 as well as rental income.
For the single-family houses in the Town of Hudson the median increase in value is approximately 9%, resulting in an estimated increase in taxes which is likely to be less than 3%.
Taxpayers may direct any questions regarding the new assessments to the office personnel during the above stated dates.
Taxpayers may also make an appointment to meet with the Town Appraiser (Mr. Jim Keane) to answer any questions and make a request for value adjustments. All requests for value adjustments MUST be accompanied by documentation of sales of comparable properties during 2005, comparable property assessments or proof on incorrect data. In the case of Commercial and Industrial property, income data is also required.
